Should I Buy a House Now or Wait for Mortgage Rates to Go Down?

Should I Buy a House Now or Wait for Mortgage Rates to Go Down?

If you’re thinking about buying or selling a home in 2026, you’re probably asking the same questions I hear every day:

Should I buy a house now or wait?
Will mortgage rates go down in 2026 or 2027?
Will home prices drop if interest rates stay high?
Is now a good time to buy a house?

These are legitimate concerns.

Nobody can guarantee where mortgage rates or home prices are going. But waiting for lower interest rates isn't automatically the better financial decision.

What Could Make Mortgage Rates Go Down?

Mortgage rates are influenced by many factors, including inflation and the overall economy.

Lower energy, transportation and manufacturing costs can help reduce inflation. And if inflation continues moving lower, that could eventually help create an environment for lower mortgage rates.

But here's the important part:

If mortgage rates fall, you probably won't be the only buyer who notices.

Should I Wait Until Mortgage Rates Drop to Buy a Home?

Maybe not.

Right now, buyers in many markets may have something very valuable:

Negotiating power.

Depending on the property and local market, buyers may find:

  • More homes for sale and more choices

  • Fewer bidding wars

  • Home price reductions

  • Motivated sellers

  • Seller-paid closing costs

  • Seller credits toward a mortgage rate buydown

A 2-1 mortgage rate buydown, for example, can temporarily lower the buyer's payment during the first two years.

And if mortgage rates eventually fall enough to make refinancing worthwhile, refinancing may be an option.

What Happens to Home Prices When Mortgage Rates Go Down?

This is something buyers shouldn't overlook.

If mortgage rates drop, more buyers may qualify for mortgages and return to the housing market.

More buyers can mean:

More competition + fewer seller concessions + multiple offers + potentially higher home prices.

So waiting for a lower mortgage rate doesn't necessarily mean you'll get a better deal on a home.

Is 2026 a Good Time to Buy a House?

The better question is:

Can I comfortably afford to buy a home today?

If the answer is yes, it may be worth buying while you have more choices and negotiating power—and then refinancing later if mortgage rates improve.

For sellers, the same principle applies. You don't necessarily need to wait for the “perfect” housing market. Serious buyers are still buying homes, especially when a property is priced correctly and marketed properly.

There is no perfect real estate market.

There is simply the market we're in—and the opportunities available within it.

If you're wondering whether you should buy a house now or wait, whether you should sell your home in 2026, or what the Santa Clarita housing market looks like right now, let's look at your specific numbers before you make the decision.

No pressure. Just good information so you can make a smart real estate decision.
