Buying a Home for Your Parents? There May Be a Better Way!
Have you ever thought:
“My parents are retired and can’t qualify for a mortgage on their own, but I could afford to buy them a small home or condo.”
You may have more options than you realize.
A financing strategy commonly known as the Family Opportunity Mortgage may allow an adult child to purchase a home for an elderly parent and have the financing treated similarly to a primary residence, even though the adult child will not personally live in the property.
That distinction can make a big difference.
How Does It Work?
Under certain Fannie Mae guidelines, an adult child may purchase a home for a parent who is unable to work or does not have sufficient income to qualify for a mortgage on their own.
Instead of automatically treating the property as an investment property, the transaction may qualify for owner-occupied financing.
Depending on the borrower, property, lender and current underwriting requirements, this could mean:
- 🏡 Down payment potentially as low as 5%
- 💰 Potentially better financing terms than an investment property
- ❤️ An opportunity to provide your parents with a home of their own
- 📍 The ability to have your parents live closer to you and your family
And you do not necessarily have to live in the home yourself.
It Can Also Help Families With a Disabled Adult Child
This financing provision isn't limited to helping elderly parents.
A parent or legal guardian may also be able to purchase a home for a disabled adult child who cannot work or does not have sufficient income to qualify for a mortgage independently.
For some families, this can provide a path toward greater independence and long-term housing stability for their adult child.
An Example
Imagine your mother is retired and living on Social Security and retirement income. She would love to move closer to you, but her income isn't enough to qualify for a $450,000 condo.
You have good income and credit and can qualify for the mortgage.
Instead of purchasing the condo as a traditional investment property, you may be able to use this special Fannie Mae occupancy provision and finance the home as an owner-occupied property, subject to qualification.
That could make purchasing the home considerably more attainable.
Is This Right for Your Family?
Every situation is different. Income, credit, existing mortgage obligations, debt-to-income ratios, property type and lender requirements all matter.
But if you've ever thought:
“I wish I could buy a home for my parents.”
Don't automatically assume you can't.
There may be a financing option you simply haven't heard about.
